Do I have to use a particular Tenant Referencing Company to reference my tenant?
Yes you must have a Legal 4 Landlords full comprehensive reference.
Do I need to obtain credit checks for all tenants?
Yes, you must obtain a credit check & relevant references for each and every tenant named in the Tenancy Agreement(s), including marital spouses. Any dispute with an occupant in the property that is not a named tenant and has not passed a tenant reference will not be covered under the guarantee.
Should I take out this Guarantee at the commencement / renewal of the Tenancy Agreement?
This guarantee has to be in place before the tenancy agreement starts, Legal 4 Landlords must issue a guarantee letter confirming they have accepted this and they must have cleared funds.
What types of tenant are acceptable for Legal Expenses Guarantee?
Working Persons as long as the Tenancy Agreement is directly between landlord & tenant and the tenant has passed a full tenant reference. Students and persons claiming DSS benefits are only acceptable if they have passed a tenant reference and are guaranteed (by way of a guarantor agreement correctly assigned to the Tenancy Agreement) by a person/organisation that has also passed a tenant reference.
My tenant has a CCJ, does this make a difference?
Tenants with CCJ's are unacceptable for the No Deposit guarantee.
How can I make a claim on my guarantee?
You will need to send a completed claim form along with all supporting documentation within 31 days of the event to Legal 4 Landlords, Claims department, Dallam Court, Dallam Lane, Warrington, WA2 7LT
What supporting documentation do I need to submit with my claim form?
- A copy of the referencing report.
- A copy of the tenancy agreement.
- Proof of problem i.e. letter from neighbour etc.
