What you need to do:
- You must have a full and detailed inventory of fixtures, fittings and contents within your property including a description of their condition, which has been signed by the tenant at the commencement of the tenancy. This must be updated and renewed at six month intervals.
- The tenant must not be allowed to move in until notification has been received from L4L, or the policy will not be on risk
- You must have a forwarding address for your tenant unless the tenant absconds from the property. We strongly recommend that you include this is in your outgoing inventory
- All payments for this Guarantee must be cleared funds before tenancy commences
- If dilapidations are identified mid-term or upon renewal, the landlord or agent must issue the tenant with a letter confirming that they are responsible for rectifying these within 14 days
- You must visit the property after 14 days to ensure that any dilapidations have been rectified. Relevant notices through to eviction must be served if dilapidations have not been rectified
- All tenants must be fully referenced and approved by L4L
